By accessing, browsing, or using BigLands, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy. If you do not agree with any part of these Terms, you must not use our Platform.

2. Description of Service

BigLands is a no-brokerage real estate platform that connects property owners directly with buyers and renters. Our Service allows:

• Property owners to list properties for free
• Buyers and renters to browse verified property listings
• Direct communication between property owners and interested parties
• Secure payment processing for contact reveal services

Important: BigLands is a technology platform that facilitates connections. We are not a real estate broker, agent, or property manager. All property transactions are between the property owner and the buyer/renter directly, without any involvement or liability from BigLands.

3. User Accounts and Registration

To use certain features of BigLands, you must create an account. You agree to:

• Provide accurate, current, and complete information during registration
• Maintain and promptly update your account information
• Keep your login credentials confidential and secure
• Notify us immediately of any unauthorized use of your account
• Be at least 18 years old to create an account

You are responsible for all activities that occur under your account. BigLands reserves the right to suspend or terminate accounts that violate these Terms.

4. Property Listings and Information

4.1 For Property Owners

Property owners who list properties on BigLands agree to:

• Provide accurate, truthful, and complete property information
• Own or have legal authority to sell/rent the listed property
• Submit valid ownership documents for verification
• Respond promptly to inquiries from interested buyers/renters
• Update or remove listings when properties are sold or no longer available
• Not list duplicate, fraudulent, or misleading properties

4.2 For Buyers and Renters

Buyers and renters agree to:

• Verify property details independently before making payments
• Conduct due diligence on properties and property owners
• Use contact information only for legitimate property inquiries
• Not misuse or share revealed contact details

5. Payment Terms

BigLands operates on a pay-per-contact-reveal model:

• Property listings are free for owners
• Buyers pay a one-time fee to reveal property owner contact details
• All payments are processed securely through third-party payment gateways
• Payment fees are non-refundable once contact details are revealed
• We reserve the right to modify pricing with prior notice

6. User Conduct and Restrictions

You agree not to:

• Post false, misleading, or fraudulent property listings
• Violate any applicable laws or regulations
• Harass, abuse, or harm other users
• Attempt to gain unauthorized access to the Platform
• Use automated systems or bots to access the Platform
• Copy, modify, or distribute Platform content without permission
• Interfere with or disrupt Platform operations or security
• Use the Platform for any illegal or unauthorized purpose

7. Property Verification and Disclaimer

While BigLands verifies property ownership and documentation to the best of our ability:

• We do not guarantee the accuracy, completeness, or legality of property listings
• We do not verify the financial condition, creditworthiness, or authenticity of users
• We are not responsible for property condition, legal issues, or transaction disputes
• All property transactions are at your own risk
• You are advised to conduct independent verification and seek legal/professional advice

8. Limitation of Liability

To the maximum extent permitted by law:

• BigLands acts solely as an intermediary technology platform
• We are not a party to any property transaction
• We are not liable for any losses, damages, or disputes arising from property transactions
• Our total liability shall not exceed the amount you paid for our services
• We disclaim all warranties, express or implied, regarding the Platform

9. Intellectual Property

All content, features, logos, trademarks, and intellectual property on the BigLands Platform are owned by or licensed to BigLands Solutions. You may not use, reproduce, or distribute any Platform content without our written permission.

10. Termination

We reserve the right to:

• Suspend or terminate your account for violations of these Terms
• Remove any property listings that violate our policies
• Modify or discontinue the Platform at any time

You may terminate your account at any time by contacting us or using account deletion features.

11. Dispute Resolution

In case of disputes:

• Disputes between users (property owners and buyers) are to be resolved directly between parties
• BigLands is not responsible for mediating user disputes
• Disputes with BigLands shall be resolved through arbitration in Mumbai, Maharashtra, India
• These Terms are governed by the laws of India

12. Changes to Terms

We reserve the right to modify these Terms at any time. Material changes will be notified through email or Platform notifications. Continued use of the Platform after changes constitutes acceptance of the revised Terms.
